# Vacant apartments in Katrineholm: how to get a lease with KFAB

*25 oktober 2026*

> How KFAB's housing queue, Bostad Direkt and business priority work – and the requirements you must meet to rent in Katrineholm.

Vacant apartments in Katrineholm are largely let by the municipal housing company Katrineholms Fastighets AB (KFAB), which describes itself as Katrineholm's largest landlord. You find the vacant apartments on KFAB's website, but to register interest you first need to be in the company's housing queue. Here we go through how the queue works, which requirements you must meet and which routes exist if you need a home quickly.

[Katrineholm](https://sv.wikipedia.org/wiki/Katrineholm) is the main town of [Katrineholm Municipality](https://sv.wikipedia.org/wiki/Katrineholms_kommun) in Södermanland County. The municipality had 33,901 inhabitants on 30 June 2026 according to Wikipedia. The town grew up as a railway settlement on the Western Main Line, and many people who move here do so for a new job.

## Vacant apartments in Katrineholm: how KFAB's queue works

You register in the queue on My Pages (Mina sidor) on KFAB's website. You can do this from age 16, and a partner can register as co-applicant. From the day you register you collect 1 queue point per day.

The queue requires you to stay active. You must update your queue details at least every twelve months by logging in, otherwise you are deactivated. You can also register and update through KFAB's customer centre.

When you find an apartment you want, you submit an expression of interest. When the interest period ends, KFAB offers the apartment to seven applicants who meet the requirements of its letting policy. The one with the most queue points who accepts and meets the basic requirements gets to sign the contract. If you are one of the seven, you must answer yes or no within the stated time, otherwise you may be removed from the queue.

## Bostad Direkt: no queue points

KFAB also has a second route called Bostad Direkt. It covers apartments that currently have no active tenancy. No queue points are needed. The principle is "first come, first served", and if you meet the basic requirements a contract can be signed directly. You keep your queue points when you sign such a contract.

For anyone who needs to move in quickly this is often the most realistic option. The move-in date is flexible.

## Requirements to rent

KFAB's basic requirements for signing a lease include that you:

- are at least 18 and will live in the apartment yourself
- have a disposable income of at least twice the monthly rent and can prove it with documents
- have no rent arrears
- have no payment default record in the last twelve months
- have good references from a previous landlord
- have valid home insurance when you move in

KFAB runs a credit check on every applicant who is considered for a contract. Accepted income includes salary, pension, student grants and loans, parental benefit, unemployment benefit if at least 200 days remain, housing allowance and child benefit. If you receive income support you can be approved if the municipality guarantees the contract for 12 months.

Prepare your documents when you register interest. KFAB wants proof of income, the three latest payments and housing references, uploaded on My Pages.

## Priority for people moving here for work

KFAB can give business priority (näringslivsförtur). It applies if you live at least 100 km away, have been given a permanent full-time position with an employer in Katrineholm Municipality and will register your address there. KFAB does not guarantee an offer, since the number of apartments that go to priority applicants depends on demand in the regular queue.

There is also priority on separation (if you live in a KFAB apartment) and medical priority with a certificate.

## Youth and senior apartments

Vacant apartments in Katrineholm are also found in KFAB's category housing. For a youth apartment you must be between 18 and 25 when you sign the contract, but you may stay after your 25th birthday. Senior housing is for people aged 60 or over with no children living at home, and you can join that queue from age 55.

## Temporary sublets

If you only need to live in Katrineholm for a period, a sublet can be an option. For KFAB's apartments the tenant needs considerable reasons, such as studies or temporary work elsewhere, and KFAB approves subletting for at most one year at a time. Consent can be renewed at most twice.

Always check that the sublet is approved. Without the landlord's consent or the rent tribunal's permission a tenant may not sublet, under sections 39–40 of [chapter 12 of the Land Code](https://www.riksdagen.se/sv/dokument-och-lagar/dokument/svensk-forfattningssamling/jordabalk-1970994_sfs-1970-994/). Never pay rent or a deposit before you have seen the apartment and received a written contract.
